Book your first call with us for a quick and easy initial conversation about what you’re dreaming of for your home renovation project.

This is a great opportunity to determine if Rusch Design Build is a good fit for the type and size of renovation. Ask us any questions about our previous projects and experience, and we’ll start to put together some working numbers to give you an idea of budget range.

Next, we’ll schedule a free in-home consultation, where a team member from Rusch Design Build meets with you in your space to discuss your project in more depth, and gain an understanding of your goals and vision.

You’ll have a more accurate picture of budget and scope of project as a takeaway from this meeting.

PLANNING FOR SUCCESS.

You will be introduced to your design team, selected for your unique project needs, who will meet with in you in your space to explore your wishes, wants, and needs, and discuss how this will affect budget and scheduling for the project. From here our team will work on preparing initial schematics for the space that you envision, while ensuring the proper engineering and building code needs are met.

Prepare, review & finalize schematic drawings and budget (2 revisions)
Host initial review of the project with relevant trades

THE MAGIC OF CREATION.

After identifying what you like, what works, and what doesn’t in the preliminary schematic drawings and estimate, our design team will further develop the drawings and prepare an estimate based on your feedback.

Prepare design/development drawings (scaled drawings of approved schematic design + critical elevations) (2 revisions) 
Choose selections for all finishes and fixtures
Prepare elevations and 2D drawings for scope
Prepare written scope of work
Prepare lighting and electrical design and layout
Prepare intermediate estimate of construction costs
Review with client design development drawings and estimate

DETAILS, DETAILS, DETAILS.

Your design decisions will have an impact on many elements and will help us in fine tuning the design and costing of your project. You will be introduced to your Project Manager and do a walk-through of your home prior to finalizing and approving your complete budget, drawings and selections. 

Complete forensic inspection to identify structural, mechanical and/or electrical engineering services
Prepare construction drawings to obtain a building permit
Arrange structural engineering review if required 
Prepare construction specifications and contract
Approve schedule and final construction costs
Building permit application

OFF TO WORK WE GO!

Building commences! Your project begins!

We take care to protect your space and keep things tidy and contained during your renovation. We utilize dust-control barriers and will set up any safety measures before demolition or a hammer is swung. Our team conducts an end-of-day tidy every day.

We will handle permits, inspections, and code compliance for a safe, legal, future-proof renovation.

You’ll have a single point of contact, your Project Manager, who will remain in constant contact with you to communicate regular updates on what has happened, what is happening now, and what to expect next – every step of the way. You can expect transparency and dependability throughout the project, to be delivered on schedule, in budget and quality that lasts,

ENJOY YOUR NEW SPACE.

Your contract completion date will mark the final team meeting. We will guide you and your family through the finished result, explaining exactly what was done, how everything operates, and any required maintenance.

We’ll check in 30 days later, and again at 1-2 months to confirm that everything is still entirely to your satisfaction.

If any issues or concerns arise throughout the length of your 5-year warranty or beyond, we’re always just a phone call away. Our Service Department is available for any support you may require; all you have to do is relax and enjoy your new space!

Renovation Goals

The existing kitchen was constrained by its original 1930s layout, limiting both functionality and connection to surrounding spaces. Storage was inefficient, circulation was restricted, and the kitchen lacked the presence expected of a central living space. The goal was to transform it into a high-performing kitchen that could anchor the main floor while respecting the home’s architectural roots.

The core challenge was to modernize layout and performance while preserving the authenticity and proportions of a 1930s home.

Vision

Design Phase

The floor plan transformation centred on opening the kitchen to the main floor while resolving structural constraints and improving overall usability.

Old Floor Plan

The original kitchen was enclosed and separated from the rest of the main floor, limiting interaction between spaces. Its layout reflected the era it was built in, prioritizing separation over connection, which resulted in restricted movement and a lack of natural flow.

In addition to layout limitations, uneven floors and aging framing created functional challenges. The positioning of windows and structural elements further constrained design options, making it difficult to introduce modern storage and appliances without compromising the integrity of the space.

New Floor Plan

The updated layout opens the kitchen to the main floor, allowing it to function as a central gathering space rather than a standalone room. A large island now anchors the space, improving circulation, increasing prep area, and creating a natural place for seating and interaction.

Structural upgrades, including the installation of a steel beam, made it possible to remove key barriers while maintaining stability. The redesign also incorporates concealed storage, a butler’s pantry, and tailored millwork solutions that work around the home’s original windows, resulting in a space that feels both highly functional and architecturally integrated.

Detailed design planning and visualization were essential in aligning modern interventions with the home’s historic character. Renderings and drawings allowed the team to carefully study proportions, material transitions, and architectural details before construction began. This ensured that new elements felt intentional and cohesive rather than imposed.

Construction Phase

Construction required careful coordination between structural upgrades and heritage-sensitive detailing. Opening the space involved removing a major load-bearing wall and installing a steel beam, while also addressing uneven floors and framing inconsistencies.
