Sunset Priddis is a full-home renovation in Priddis that transformed a dated, compartmentalized duplex into a bright, welcoming home designed for long-term living. Tailored for homeowners preparing for retirement, the project focused on improving flow, functionality, storage, and everyday comfort while introducing a timeless, cohesive aesthetic throughout. Through a carefully managed design-build process, the home was reimagined to better support entertaining, relaxation, and low-maintenance living.

Book your first call with us for a quick and easy initial conversation about what you’re dreaming of for your home renovation project.

This is a great opportunity to determine if Rusch Design Build is a good fit for the type and size of renovation. Ask us any questions about our previous projects and experience, and we’ll start to put together some working numbers to give you an idea of budget range.

Next, we’ll schedule a free in-home consultation, where a team member from Rusch Design Build meets with you in your space to discuss your project in more depth, and gain an understanding of your goals and vision.

You’ll have a more accurate picture of budget and scope of project as a takeaway from this meeting.

PLANNING FOR SUCCESS.

You will be introduced to your design team, selected for your unique project needs, who will meet with in you in your space to explore your wishes, wants, and needs, and discuss how this will affect budget and scheduling for the project. From here our team will work on preparing initial schematics for the space that you envision, while ensuring the proper engineering and building code needs are met.

Prepare, review & finalize schematic drawings and budget (2 revisions)
Host initial review of the project with relevant trades

THE MAGIC OF CREATION.

After identifying what you like, what works, and what doesn’t in the preliminary schematic drawings and estimate, our design team will further develop the drawings and prepare an estimate based on your feedback.

Prepare design/development drawings (scaled drawings of approved schematic design + critical elevations) (2 revisions) 
Choose selections for all finishes and fixtures
Prepare elevations and 2D drawings for scope
Prepare written scope of work
Prepare lighting and electrical design and layout
Prepare intermediate estimate of construction costs
Review with client design development drawings and estimate

DETAILS, DETAILS, DETAILS.

Your design decisions will have an impact on many elements and will help us in fine tuning the design and costing of your project. You will be introduced to your Project Manager and do a walk-through of your home prior to finalizing and approving your complete budget, drawings and selections. 

Complete forensic inspection to identify structural, mechanical and/or electrical engineering services
Prepare construction drawings to obtain a building permit
Arrange structural engineering review if required 
Prepare construction specifications and contract
Approve schedule and final construction costs
Building permit application

OFF TO WORK WE GO!

Building commences! Your project begins!

We take care to protect your space and keep things tidy and contained during your renovation. We utilize dust-control barriers and will set up any safety measures before demolition or a hammer is swung. Our team conducts an end-of-day tidy every day.

We will handle permits, inspections, and code compliance for a safe, legal, future-proof renovation.

You’ll have a single point of contact, your Project Manager, who will remain in constant contact with you to communicate regular updates on what has happened, what is happening now, and what to expect next – every step of the way. You can expect transparency and dependability throughout the project, to be delivered on schedule, in budget and quality that lasts,

ENJOY YOUR NEW SPACE.

Your contract completion date will mark the final team meeting. We will guide you and your family through the finished result, explaining exactly what was done, how everything operates, and any required maintenance.

We’ll check in 30 days later, and again at 1-2 months to confirm that everything is still entirely to your satisfaction.

If any issues or concerns arise throughout the length of your 5-year warranty or beyond, we’re always just a phone call away. Our Service Department is available for any support you may require; all you have to do is relax and enjoy your new space!

Renovation Goals

The home had strong potential, but the original layout felt closed off and no longer reflected how the homeowners wanted to live. Key spaces were disconnected, the kitchen felt restrictive, and the overall aesthetic lacked the warmth and brightness they envisioned for this next chapter of life. Because the homeowners were living abroad during the renovation, the project also required a clear process, strong communication, and confident decision-making from a distance.

The key challenge was to rework the layout for better openness and function while maintaining cohesion throughout the home and managing the renovation remotely.

Vision

Design Phase

The floor plan improvements centred on creating a more connected, functional home by opening key living spaces and rethinking how each area supported daily life and entertaining.

Old Floor Plan

The original floor plan felt segmented, with enclosed spaces that limited light, openness, and connection between the main living areas. The kitchen, dining, and living spaces operated more as separate rooms than as a cohesive whole, making the home feel smaller and less inviting than it could have been.

The existing kitchen lacked openness and usability. Storage and layout opportunities were not being fully maximized, and the overall flow of the main floor did not support the kind of easy entertaining or comfortable day-to-day living they envisioned for retirement. Other areas of the home also felt dated, with finishes and layouts that no longer aligned with their goals for a bright, timeless interior.

New Floor Plan

The new floor plan opens the home up considerably, creating stronger connections between the kitchen, dining, and living areas. A large central island now anchors the main floor, improving workflow, adding seating, and making the space feel more inviting for both everyday living and entertaining.

Supporting spaces were also planned with more intention. The main floor now includes a dedicated office, laundry room, powder room, and a more functional primary suite, while the basement was reworked to include a spacious recreational area, bar, gym, guest accommodations, and generous storage to better support the homeowners’ lifestyle.

Photo-realistic 3D renderings were an important part of this project, especially because the homeowners were living abroad during the renovation. They helped the clients clearly visualize the layout, materials, and design details before construction began, making it easier to finalize selections and move forward with confidence. This level of design clarity supported strong communication, accurate planning, and a smoother construction process.

Construction Phase

The construction phase required careful coordination to execute the structural and layout changes while maintaining design consistency throughout the home. Because the project involved remote client communication and work within a duplex setting, sequencing, planning, and collaboration were especially important to keep the renovation moving smoothly.
